New Year Success Plan
(Build your business from the ground up)
Throughout 2008, we want to provide you the tips,
tools and techniques necessary for a successful real estate
career in any market anywhere. After several meetings and
debates on the precise course we would continue, we decided
that there is only one way to present the plan to every
member of the Personal Business Mastery Newsletter. Through
every newsletter, members will be able to download
worksheets and scripts that will help them list and sell
properties.
Each week, you will be able to track your progress, monitor your motivation and see your results as your career builds. These tips may not be new, nor will they be easy for some, but if you follow these proven systems, you are going to have success. We cannot guarantee that you will become the multi-million dollar producer or become a real estate mogul, but if you follow these systems and are consistent with your follow-up and processes, you will find real estate success. So, where do you start? It's a new year, and before you start worrying about your 2007 taxes and your credit card bills coming at the end of the month, you need a budget. Forget the lofty yearly budget, let's just concentrate on the next 30 days; individually, the next 4 weeks - how much can you spend on advertising (mailings, website, email distribution, phone calls)? Now that you know how much you can spend, subtract your phone bill, and your internet costs - You should be left with an amount that you can use to spend on direct mail and stationary. This is important to know as you develop your target marketing. Your numbers will be different, and they should change as your income increases. Before next weeks newsletter, login to your local MLS and print a list of public records (addresses and owners) for a farm 'target' market. While you're in the MLS, you might as well get a list of all recently 'expired' listings; this way you can have some back-up resources for homes that didn't sell in your area that you can target. Also, before next week's newsletter, send a HUD statement to all of your clients that you have sold a home to in the past year. You can download the form by clicking HERE . In the mean time, send a letter to everyone in your immediate sphere of influence (limit it to 100), and wish them a happy, healthy and prosperous new year. Tell them you're looking forward to their support and referrals throughout the year and you look forward to hearing from them soon! A: A foreclosure is when the lender goes the through process
of taking repossession of the property. At this time the lender
holds title of the property. A short sale is done to avoid the foreclosure process. This occurs when the seller and lender both agree to sell the home to a buyer at an amount that less than the outstanding loan in order to avoid going through the foreclosure process.
